Do you have the X11 SDK installed?
For it is an optional component.
Probably didn't happen to me before because I hadn't installed it.

You should see:
...
Checking for X11 headers presence ... yes (using /usr/X11R6/include)
Checking for X11 ... yes (using /usr/X11R6/lib)
...
during ./configure
